Desert Shores is a master-planned community located within Clark County of the city of Las Vegas, Nevada, residing in the northwest at the eastern edge of Summerlin. It consists of 3,351 residential units of varying types with a population of 37,124 and is managed by the Desert Shores Community Association (DSCA), a private homeowners’ association that has existed since 1988. Desert Shores has been under total homeowner control since November 1992.
Desert Shores is a recreation-oriented community covering 682 acres and comprised of twenty-two different residential districts. It’s most distinguishing feature being its four scenic, man-made lakes – fully stocked with fish so residents can boat or indulge in sport fishing – featuring numerous amenities including a swimming lagoon, paddle boats and a beach picnic facility with volleyball and basketball courts. Residents stroll or bike along 8.5 miles of community trails watching the ducks and swans that call the neighborhood home.
The central hub of the Desert Shores community is what is known as the “lagoon,” a mini-resort with a man-made beach surrounded by sand and that numerous amenities that include volleyball, basketball, and tennis courts, a full spa, and areas for picnicking. There is also a 2,100 square-foot clubhouse which not only hosts special community events, but also private parties.
Winters yield an average area temperature of approximately 50 degrees, with little snowfall; spring averages 60 to 80 degrees, depending on the month, and summers can reach or exceed 100 degrees on especially hot days. Desert Shores is essentially an upper middle-class community, with the average income of its residents being approximately $86,488 a year. Homes, condos and town homes in the area are priced from the mid-$300,000 range for a typical one-family residence, to over $2 million for some of the more lavish custom estates right at the water’s edge, many of which feature access to the lakes and the option of private docks.
The Desert Shores Community Association – whose role is similar to that of a property management company – is governed by a volunteer homeowner Board of Directors, which is elected in whole by community homeowners. The top level employee is the General Manager, followed by the Community Relations Manager and a support staff including the Accounting Manager, Facilities Manager, Maintenance Manager and Courtesy Patrol Officer. The Association has an approximate annual budget of $2.3 million. Income is derived from monthly assessments, which are mandatory upon ownership of property within the community.
The Desert Shores Community Association enforces rules and regulations and is also responsible for maintaining all commonly-owned landscaped areas and recreational facilities; however, upkeep of individual homes is up to the homeowners themselves.
