Skye Canyon Community
Skye Canyon is a master-planned community located on a 1,000-acre plot of land in the northwest part of the Las Vegas Valley, nestled between the Las Vegas Strip and Mt. Charleston. The initial development began in 2016 and currently contains planned neighborhood phases as well as parks, trails, recreation areas, and retail shopping; upon completion, there are slated to be a total of 6,500 homes in all.
According to Redfin, the median sale price of a home in Skye Canyon was $511,000 in the month of March 2024, which represents a year-over-year increase of 0.9 percent; meanwhile, the median price per square foot is $236, a jump of 4 percent from March 2023. Redfin notes that homes in Skye Canyon typically sell within 61 days, with 74 homes sold in March, an increase from 68 during the same period of time last year.
Touting its neighborhoods as being “dedicated to vitality, relaxation, adventure, balance, and beauty,” Skye Canyon features a regular calendar of community events and a wide variety of amenities for its residents. In addition to nearby wilderness hiking in the wilds of Mt. Charleston, there is also the 15-acre Skye Canyon Park – where you’ll find Skye Center, an 8,000 square-foot community gathering place, and Skye Fitness, a 10,000 square-foot, state-of-the-art fitness facility – as well as Eagle Canyon Park, which has an extensive system of trails and dedicated bike lanes.
Other parks in Skye Canyon include Skye View Park, Big Skye Park, and Star Light Park, all of which offer plenty of sporting and recreational activities.
As for retail, Skye Canyon offers several dedicated shopping centers, including Smith’s Marketplace, which combines the services of a full-sized grocery store with household and décor items, in addition to apparel, restaurants with both sit-down and take-out options, a drive-through pharmacy, and more. Then, there is Skye Canyon Marketplace, which features retail, restaurants, cafes, boutiques, salons, banks, and other essential retail needs.
Public schools in the area are part of the Clark County School District; there are also private school options available both within and nearby Skye Canyon, ensuring that parents will have no trouble meeting the educational needs of their children. Additionally, Sky Canyon’s future development plans include its own dedicated K-5 elementary, middle/junior school and high school.
Situated in close proximity to the Las Vegas Strip and its plethora of entertainment and nightlife options, but far enough to remain a peaceful and quiet rural residential area, Skye Canyon offers the best of both worlds to its residents.
