Total Budget for Upcoming Las Vegas Convention Center Renovation Set at $620 Million

LAS VEGAS, NV – The Las Vegas Convention Center is set to get a new coat of paint – and quite a bit more – when its upcoming two-year renovation project begins in just six months, and according to a presentation made to the Las Vegas Convention and Visitors Authority (LVCVA) board of directors this week, the total cost of the project is slated to be an eye-opening $620 million.

That number includes the addition of $20 million for new administrative and executive offices and a board meeting room, with LVCVA Chief Financial Officer Ed Finger noting the overall cost of the renovations fall exactly within the confines of the ambitious project’s original projected estimate.

The next meeting to take place in regards to the renovation is with the Governor’s Oversight Panel, which is slated to take place on October 12, at which time consideration will be given to approving the addition of the office and meeting space – which is planned to be twice the size of the existing one – as well as the overall schedule for construction.

The renovation will be giving a huge facelift to the Convention Center’s North, Central and South Halls, and with work on the South Hall likely progressing last due to the fact that it is the newest section of the building; in the meantime, some executive offices will be relocated there as work begins on the North and Central Halls first.

In its current form, the project will excise approximately 21,000 square feet of exhibit space to make way for the new executive offices and meeting room, which will be situated in the vicinity of the east end of the South Hall and near the eastern loop of the facility’s underground “people mover” transit system, previously installed by Elon Musk’s Boring Company.

The Convention Center’s façade is also being refreshed, and will take its visual cues from the $1 billion West Hall, which opened last year; construction is anticipated to start after the conclusion of the ConExpo-Con/Agg construction equipment trade show in March 2023.

Las Vegas Raiders Purchase Property Across Street from Allegiant Stadium for Over $16 Million

LAS VEGAS, NV – Although the reasoning and purpose for doing so as of press time is still unclear, the Las Vegas Raiders ownership have purchased a vacant property located directly across the street from their home – Allegiant Stadium – for $16.56 million, with records indicating that the sale officially closed earlier in September.

The 2.7 acre property – which had previously been slated to be used to build a hotel, although those plans were later scrapped – is located on Polaris Avenue just west of the stadium, and media inquiries as to the Raiders’ plans for the land were not responded to.

The sale – aside from driving speculation as to what the Raiders intend to do with the property – is serving to illustrate just how much property values have soared in Las Vegas recently, especially when it comes to the heart of its downtown area. Case in point: the property that the Raiders paid over $16 million for in September 2021 is made up of two parcels that had previously sold at different points in recent history for a combined total of $7.8 million.

When asked by local media, Clark County Commissioner Michael Naft noted that the Raiders may have made the purchase in order to beef up Allegiant Stadium’s parking options for attendees.

“They’re always looking at options for closer and on-site parking,” speculated Naft.

If that is the case, it wouldn’t be the first time the Raiders have splashed out for property near the stadium in order to construct parking; in 2019, while the 65,000-seat stadium was still in development, the team spent over $28 million to buy a 17.3 acre plot of land located about one mile away in order to build a parking facility with approximately 2,700 spots.

Currently, Allegiant Stadium has over 35,000 parking spaces situated within one mile of the venue; the property purchased by the Raiders earlier this month already has a small, exclusive lot that attendees can park in for $100 per event.

Allegiant Stadium Due to Get New Neighboring Hotel on Las Vegas Boulevard

LAS VEGAS, NV – The home of the NFL’s Las Vegas Raiders, Allegiant Stadium, is due to receive a new neighbor on Las Vegas Boulevard in the form of a new hotel in order to give the hundreds of thousands of individuals who travel to Southern Nevada per year to watch the pro football team’s games a nearer place to stay.

In 2021 over 1 million sporting fans flocked to Allegiant Stadium, and out of that impressive number, approximately 500,000 of them were visitors from out-of-state. Therefore, after proving to be such a draw as the nation emerges from the COVID-19 pandemic, real estate firm New Angle Development got the bright idea to propose the development of a new hotel right next to Allegiant to give visitors the opportunity to stay as close as possible to the Raiders’ home base.

The currently unnamed project, whose plans have already been submitted to Clark County officials, will take the form of a $275 million, 19-story, 340-room establishment that will be loaded with the high-quality amenities that would be expected of any hotel located on the famed Las Vegas Strip, including a restaurant, spa, pool bar, rooftop bar, ballroom and meeting space.

Clark County Commissioners are scheduled to review the project plans on October 4, 2022; if approval is granted, New Angle Development has stated they expect the project’s groundbreaking to take place in early 2024.

Approval for the project is expected to be granted provided there are no unexpected hurdles, as Clark County’s Comprehensive Planning Department has been quoted as saying that the site chosen by the developer for this hotel would be “ideal” for a hotel, given the high number of tourists that are drawn to Las Vegas each year for Raiders games and other events at Allegiant Stadium.

In Order To Meet Housing Demand, Vegas To Debut Charter High School Focused On Construction

LAS VEGAS, NV – In order to assist with the demand for housing options in Las Vegas, a new charter high school is being established that will focus on developing the construction-related skills of its student body, helping to churn out the next generation that will enable Southern Nevada to continue to grow.

A state board voted unanimously on Monday to approve the Southern Nevada Trades High School, which is currently slated to open in East Las Vegas for its first-ever semester in August 2023.

However, as unique as this concept may sound, it’s actually not the first institute of learning of its kind to appear in the state; the Washoe County School District is partnering with East Las Vegas to open the new school, based on the success of their own home-grown program. The Reno-based ACE High School, has already managed to turn out a large number of impressively-skilled students who are ready, willing and able to pursue a career in construction.

Due to accolades showered upon their Reno forbearers, Southern Nevada Trades High School will be modeling its curriculum upon ACE High School’s, which will also be offering their educational offshoot extensive consultation and guidance.

The reasoning for the creation of an additional construction-focused trade school, according to Southern Nevada Trades High School Chair Brett Willis, is that developers in the state are sorely in need of qualified workers, now more than ever.

“It was identified several years ago that there are just thousands of jobs that we’re short. I know every day we’re out looking for those employees,” Willis said. “We’re a school that’s opening up that’s basically interested in helping kids combine academics with career, technical education. That means there’s gonna be hands-on projects.”

Southern Nevada Trades High School will accept up to 200 freshmen and sophomores when it opens next year, who will be taught by working professionals in the field with decades of experience.

Home of Las Vegas Entertainers Siegfried and Roy to Be Demolished, Turned into Apartment Complex

LAS VEGAS, NV – The former home of legendary Las Vegas performers Siegfried & Roy is set to be demolished and replaced with an apartment complex, as voted upon by the City Council last Wednesday.

Las Vegas City Council voted 5-1 to build a 334-unit apartment complex on the 12 acres comprising the former estate – nicknamed “Little Bavaria” – of Siegfried Fischbacher and Roy Horn, located in the northwest Las Vegas Valley of Rancho Drive along Rainbow Boulevard. The estate has been unused since the deaths of the two extravagant performers; Horn, 75, passed away in 2020, followed by Fischbacher the following year at the age of 81.

German-American magicians and entertainers, Fischbacher and Horn gained great fame throughout the 1990’s and early 2000’s for their exciting shows at the Mirage Resort and Casino featuring magical illusions and appearances with white lions and white tigers. The duo retired following Horn’s career-ending injury on his birthday on October 3, 2003, when a white tiger used in their act named Mantacore attacked him.

Las Vegas Mayor Carolyn Goodman was the only member of the City Council to vote against demolishing Fischbacher and Horn’s estate, instead suggesting that it should be turned into a park honoring the duo, who were both known for their love and preservation of nature.

Several members of the public at the meeting supported Goodman’s stance as well, but the opposing five members of the City Council were unmoved, with Councilwoman Michele Fiore pointing out that such an undertaking would likely cost upwards of “$30 million,” making it economically unfeasible.

“Unfortunately, there is no reality of a 12-acre park there that we could make or purchase,” Fiore said. “As much as I want to sprinkle fairy dust, I cannot. It can’t be done.”

Fiore did suggest that the eventual apartment complex located upon their estate be named “Siegfried and Roy Place” in honor of Fischbacher and Horn, and that a garden be erected on the property. However, Calida Group – the developer of the upcoming apartment complex – said that naming the building after the entertainers would deviate from the existing naming conventions for their other Southern Nevada properties, but they were willing to work with the Las Vegas City Council to find another way to pay homage to their legacy.

Las Vegas Apartment Complex Holds Ribbon-Cutting Ceremony After Previously Burning Down Mid-Construction

LAS VEGAS, NV – A new Las Vegas Valley apartment complex finally held its ribbon-cutting ceremony last week after previously burning down while in the middle of its construction phase a year-and-a-half ago, necessitating its developer to essentially begin the project once again from scratch.

Ely at Fort Apache originally caught fire just before midnight January 18, 2021, and quickly engulfed in flames that required the combined efforts of almost 100 firefighters from different departments throughout the valley; when all was said and done, the project laid in ruins and worked needed to begin anew.

But begin again is just what developer The Calida Group did, and last Tuesday they celebrated the long road back when they cut the ribbon on the 206-unit complex near Tropicana Avenue and the 215 Beltway. Finishing touches are bring put upon the building, and the first tenants are expected to begin moving in near the end of August.

The Calida Group confirmed that there were no injuries or deaths associated with the fire. After conducting an investigation, the Bureau of Alcohol, Tobacco, Firearms and Explosives officially announced on January 27, 2021 that the blaze destroyed the first attempt at bringing Ely at Fort Apache to reality was an act of arson, causing approximately $35 million in damage and losses for the developer.

It is not currently known where on the construction sire the fire started; Clark County Deputy Fire Chief Warren Whitney has confirmed that a suspect “has been identified but there is not enough evidence at this time to support an arrest warrant. The case is still open and under investigation.”

Las Vegas Droughts Cause Water Authority to Vote to Limit New Residential Pool Sizes

LAS VEGAS, NV – Citing ongoing droughts in the region, the Southern Nevada Water Authority (SNWA) board of directors last Thursday voted 7-0 to support a proposal that, if passed, would limit the construction of new residential pools to 600 square feet; this supports a similar recommendation recently made by the Las Vegas Valley Water District.

Despite opposition from local businesses and homeowners, Clark County Commissioner Justin Jones noted that the water situation in Southern Nevada is reaching a critical juncture at the moment, necessitating the move to limit new pool sizes.

 “We’re in a water crisis,” he said. “We don’t have the luxury of nonfunctional pools right now.”

The Las Vegas Valley Water District had previously voted last Tuesday to approve a service rule change – including the ability to enforce it – that would limit new pools to 600 square feet; this would affect any projects where the construction permits were obtained after September 1, 2022.

But while the SNWA voted to approve a similar measure last Thursday, the agency currently lacks the ability to enforce its ruling; it is merely a show of support for the Las Vegas Valley Water District’s new initiative.

Other municipalities in Southern Nevada are set to vote upon similar measures in the coming months in response to water shortages, including Boulder City in August and North Las Vegas and Henderson in September.

However, stakeholder groups have been critical of the process to establish the new limits on pool construction size; despite the SNWA inviting over 100 pool developers to meetings in March and June, Terence Thornton – project manager at Ozzie Kraft Enterprises Inc. – said that many have stated they felt “shut out” of the process.

“We reached out to SNWA staff and were granted a Zoom meeting,” he said. “During that meeting, we were told that a 600 square-foot size limitation was pretty much a done deal.”

Two New Affordable Housing Complexes Set to Open Amid Skyrocketing Las Vegas Rents

LAS VEGAS, NV – Amid skyrocketing rents in Las Vegas driving very real cost-of-living concerns, two new affordable housing apartment complexes – both being constructed by the same developer – are set to open soon, allowing families and individuals on a budget a way to put a roof over their heads.

Decatur Commons Family and Decatur Commons Senior – neighboring buildings located at Decatur Boulevard and U.S. Highway 95 near Meadows Mall that are being developed by Nevada HAND will offer 480 residential units between them both when the $110 million project is completed.

Nevada HAND President and CEO Audra Hamernik noted on Friday that development on both apartment complexes will be finished by August; tenants have already started to rent and move into units in February, she said.

Las Vegas has a very real need for more affordable housing options for its residents; high demand, limited inventory, and rapidly-rising prices have created a serious issue for many families looking for a place to live that fits within their budgets, already stretched thin by record-breaking national inflation. However, Hamernik said the company is doing whatever it can to cater to families priced out of the typical Vegas real estate market.

Currently, the average rent for a home in the region was $1,847 in May, representing a 18.8 percent increase from the same period of time one year prior; however, as per Hamernik, the average rent of a unit in one of Nevada HAND’s properties is just $733 per month.

Hamernik said that Nevada HAND receives constant contact from Las Vegas residents looking for affordable housing options; the company currently has a portfolio in the city spanning 4,700 units, but vacancies are rare due to the highly-competitive pricing.

“The demand is just outpacing our supply,” she said.

$550 Million “Dream Las Vegas” Luxury Hotel and Casino Breaks Ground for 2024 Opening

LAS VEGAS, NV – Ground was officially broken last Friday on Dream Las Vegas, a swanky new $550 million luxury hotel and casino complex situated upon the southern end of the Las Vegas Strip that is slated to open its doors for business in 2024.

Originally announced in February of 2020, Southern California firms Shopoff Realty Investments and Contour will now begin development in earnest on the 20-story establishment which, when completed, will encompass 531 guestrooms and suites. There will also be numerous amenities for guests, such as a third-level pool deck, a bar and lounge concept on the gaming floor, restaurants, nightlife options, meeting and event space, and more.

The hotel is being built upon a vacant 5.25-acre plot of land located at 5051 South Las Vegas Boulevard that Shopoff and Contour originally purchased for $21 million from Fort Lauderdale-based real estate firm Lily Funds; the property sale closed on February 14, 2020.

However, construction on the project was initially delayed for undisclosed reasons – but presumably due to complications from the COVID-19 pandemic – based on a quote from Shopoff Realty Investments’ President and CEO William Shopoff when the project was first announced.

“We anticipate breaking ground late this year, probably more likely early next year,” he said back in 2020.

The hotel will be managed by New York-based Dream Hotel Group, according to Dream Hotel Group CEO Jay Stein, and said that Dream would present a unique destination for inhabitants and visitors to Las Vegas when it opens in 2024.

“When open, Dream Las Vegas will be unlike anything else currently available on the Las Vegas Strip, offering a new go-to destination for locals and out-of-town pleasure seekers alike,” he said.

Las Vegas Casino Operator Red Rock Announces Development of New Wildfire Casino, Durango Resort

LAS VEGAS, NV – The parent company of casino operator Red Rock, Station Casinos, has announced that a new Wildfire Casino is currently under construction in downtown Las Vegas on Fremont Street, with the opening date still to be determined.

According to a statement released by the company this week, Station Casinos “is excited to bring a new Wildfire Casino with fresh new amenities to the local residents of downtown Las Vegas.” The new establishment is being developed upon the former location of the old Castaways Hotel and Casino, the land of which has been owned by Red Rock for the past 18 years.

Red Rock currently operates multiple venues in Las Vegas under the Station Casinos umbrella, including gaming properties in Summerlin and Green Valley Ranch in Henderson. However, Wildfire Casino remains the organization’s most prominent brand in the region, with 10 of the venues already up and running, including seven in Henderson alone.

Wildfire Casinos typically cater to local area residents as opposed to tourists, and offer a plethora of casual gaming options such as slot machines and video poker, in addition to numerous casual and affordable restaurant options.

Red Rock has been increasing their presence in Southern Nevada after a large infusion of cash from their sale of the Palms in 2021, which went for the impressive sum of $650 million. In addition to the Wildfire Casino, the company also began development of the Durango Resort in Southwest Las Vegas earlier in 2022.  

The Durango, which is being developed at the intersection of Durango Drive and Interstate 215 in the southwest Las Vegas valley, is estimated to be completed in 18 to 24 months, and will boast a 73,000 square-foot casino, sportsbook, a 200-room hotel, four restaurants, and meeting space.

‘Largest Spherical Structure On Earth’ Hits Major Construction Milestone as Workers Top Off Venue

LAS VEGAS, NV – One of Las Vegas’ most unique and eye-catching entertainment venues hit a major milestone in its construction this week, as construction crews working on the MSG Sphere topped off its steel exosphere on Tuesday, placing it one step closer to meeting its 2023 opening date.

Over 1,400 members of the construction crew held a celebration of the venue’s progress – which has been in development since 2016 – by signing a steel beam that was then affixed to the top of the sphere, which represented the “completion of primary structural work on the project,” according to developer MSG Entertainment.

When completed, the MSG Sphere will be a 400,000-square-foot, 18,000-seat, 366-foot-tall, 516 foot wide, globe-shaped arena – the largest spherical structure on Earth, according to the company – located on 63 acres of property located behind the Venetian Resort Hotel Casino on the Las Vegas Strip.

The exterior of the sphere will feature 36 miles of variable intensity LED lighting – the aforementioned exosphere – enabling the structure to allow outside spectators to peer through a transparent facade to watch the concert within; at higher lighting intensities, outside vision will be obscured.

The attendee capacity of the MSG Sphere will be scalable, MSG Entertainment said, ranging from approximately 17,500 seated to 20,000 with a mix of seated and standing. The venue will typically not feature sporting events, but rather cater to musical performances and concerts; however, the occasional boxing or MMA contest could be held there if needed.

MSG Entertainment, though a wholly-owned subsidiary, has been handling the “strategic planning and the construction timeline, as well as management of all subcontractors,” with the previous construction manager, an engineering firm called AECOM, serving the project in a supporting role.

Originally slated to be opened in 2020, the project had fallen behind scheduling estimates, but is now on-track for its revised 2023 opening date.

26 Acres Along Las Vegas Strip Across from Mandalay Bay Now on Market for $182 Million

LAS VEGAS, NV – 26 acres of land located along the south edge of the famed Las Vegas Strip, the site of a proposed – and failed – Ferris wheel project is now on the open market, with the property owners asking for $7 million per acre, for a total of $182 million.

Real estate brokerage CBRE Group now has the property for sale, which includes land that was originally slated to be the home of SkyVue, an observation wheel project that was started but never completed; currently, the only indication that the project ever existed at all is the presence of two concrete columns, with the effort never advancing past that stage.

The SkyVue property has been offered on the market previously, most recently when it was purchased four years ago via bankruptcy court by Seattle-area businessman Wayne Perry via a credit bid.

However, experts anticipate that the property will most likely fetch top-dollar in the current marketplace, as the Vegas Strip has recently exploded in terms of development following the waning days of the COVID-19 pandemic.

Still, the latest offering comes as real estate sales and development plans gain momentum in and around Las Vegas’ famed casino corridor, amid the tourism industry’s continued rebound from the pandemic. The property’s close proximity to prominent sports venues – such as Allegiant Stadium and T-Mobile Arena – as well as the Tropicana hotel-casino should make it especially attractive to investors.

To sweeten the deal, the SkyVue property offering also includes a separately-owned apartment complex.

As originally envisioned, the SkyVue project would have encompassed a 500-foot-tall observation wheel, a roller coaster and retail and restaurant space. However, if purchased, the current property owner doubts that any buyer would consider restarting SkyVue; instead, they feel that the new owners would most likely knock down the two existing concrete columns to make way for a hotel casino.
