Las Vegas Home of NHL Star Max Pacioretty Sells for $11 Million; 10,000 Square-Feet, Half-Acre of Land

LAS VEGAS, NV – The Las Vegas estate of National Hockey League (NHL) star Max Pacioretty, a left winger for the Carolina Hurricanes, has sold for an impressive $11 million.

The sale represented two significant milestones for the Southern Nevada region; it is the highest price ever paid for a home in The Ridges – a luxury master-planned community in Summerlin, where Pacioretty’s home was located – as well as the highest price paid for a home anywhere in the greater Las Vegas area so far this year.

Initially starting his career with the Montreal Canadiens, Pacioretty, 34, was traded to the Vegas Golden Knights before the 2018–19 NHL season; although the move reportedly revitalized his career, he was traded to the Hurricanes in July 2022 due to salary cap complications with the Golden Knights, thus necessitating the sale of his Vegas home.

The NHL player’s now-former home in The Ridges is indeed an impressive estate, consisting of a single-story mansion with 10,000 square-feet of living space, situated upon a half-acre plot of land.

The home offers a plethora of opulent amenities, including a Calacatta marble fireplace, wine cellar, personal gym, sauna, screening room, 55-foot pool, fire pit, sport court, an outdoor kitchen, and a built-in hockey practice surface.

The kitchen boasts double islands and a walk-in pantry, and the primary bedroom suite comes with sliding glass doors that allow access to the yard and pool. The bathroom features a soaking tub as well as double showers.

Singer Celine Dion Sells Las Vegas Mansion for a Whopping $30 Million

LAS VEGAS, NV – Celine Dion has sold her luxurious Las Vegas mansion, located in the affluent Summit Club community, in an off-market deal that netted the world-famous best-selling singer a whopping $30 million.

While the mansion in question has been confirmed to have been owned by Dion, it is currently unknown if the singer behind some of the bestselling English-language albums in history – such as “Beauty and the Beast” and “My Heart Will Go On” – had ever actually moved in to the sprawling estate, which reports say was regularly being worked on by construction companies.

The six-time Grammy Award winner originally purchased the Summit Club home in 2017 for $9.2 million, which makes the $30 million sale a significant return on her initial investment. The deal reportedly closed in late April, with the buyer being an LLC tied to San Francisco-based private equity head Chuck Esserman.

As the property was never actually listed on the open market and was sold as a private transaction, there are few details available about it beyond what is available in Clark County records. The 31,000 square-foot mansion is located upon a 1.4 acre plot of land and has four bedrooms and an incredible 12 bathrooms.

The residence also has a 3,300-square-foot subterranean parking garage and a pool and a spa that overlooks the 12th hole on the Summit Club’s Tom Fazio-designed golf course.

Dion has been regarded as one of the greatest singers in music; with record sales of estimated at 200 million worldwide, she is the best-selling Canadian recording artist, the best-selling French-language artist, and one of the best-selling recording artists of all time.

The guard-gated Summit Club is also home to many other wealthy and powerful individuals, such as Golden Knights owner Bill Foley, motivational speaker Tony Robbins, venture capitalist Marc Andreessen, data center mogul Rob Roy, and Hollywood movie star Mark Wahlberg.

Henderson Mansion Under Contract for $75 Million, Could Set Record for Luxury Sale

LAS VEGAS, NV – In a state known for pricey luxury real estate purchases, a Henderson mansion that is currently under contract could eclipse them all if the sale goes through, considering the property’s whopping $75 million asking price.

Located within the MacDonald Highlands – a series of affluent residential neighborhoods in Henderson – a lavish residence slated to be constructed by development firm Terra FirmaIs is under contract for the aforementioned record $75 million, and will be one of the largest luxury homes ever built in the Las Vegas valley, clocking in at an eye-popping 55,000 square feet.

The previous record holder when it comes to luxury sales in Las Vegas was a newly-built 15,000-square-foot home situated on 1.26 acres – also in MacDonald Highlands – that was purchased in 2021 for $25 million.

The deal for the potentially record-breaking home sale is due to close in mid-May, at which time it will officially appear in Clark County records.

The especially interesting part of this transaction lies in the fact that the home has not even been constructed yet; the design has yet to be finalized and is subject to change, but in its current configuration the residence is slated to be 55,000 square feet in size and standing either two or three stories with a total of 13 bedrooms.

The home will be constructed upon four combined lots for a total of 1.1 acres. The groundbreaking on the project is expected to take place in early 2024, and construction of the residence will take approximately two-and-a-half years, according to the developer.

Upon completion, the home will reflect a modern design aesthetic and possess many high-end amenities, such as a gym, a movie theater, a gaming room, sports court and swimming pool.

Former Las Vegas Home of Famed Magician David Copperfield Anticipated to Close for Over $5 Million

LAS VEGAS, NV – The former Las Vegas home of famed magician David Copperfield – situated on “Billionaires Row,” known for its many high-priced mansions owned by celebrities and business magnets – was listed in February for $5.25 million and was quickly bought, with reports indicating the hot property will close within the coming days following intense interest from several buyers. 

Billionaires Row – located near the Las Vegas Strip – has seen high-powered individuals such as Mike Tyson, Clark Gable, Carole Lombard, Phil Ruffin, the sultan of Brunei, and Wayne Newton call it home over the years. 

Copperfield’s former residence – an estate located within the gated Marquis Community at 6755 Agave Azul Court, which served as the magician’s secondary residence as part of his four-year contract with MGM – is a lavish 8,228-square-foot four-level custom estate.  

The property sold within just two weeks of being put up for sale, and experts say it is expected to close in early May. The quick turnaround on the listing, according to experts, is due to it being exceedingly rare for any of the homes on Billionaires Row to be put up for sale; on the occasions they do become available, they are often snapped up very quickly. 

Custom built by Las Vegas-based developer Blue Heron and California-based firm Danielian Associates, the estate was considered ahead of its time when it was first constructed, utilizing insulated concrete for the home’s frame, solar thermal power, and an energy-efficient cool-roof system. Compared to conventional building techniques, the home – located on a half-acre plot of land – achieved a 76 percent reduction in energy use. 

In addition, the home features two primary suites, three en suite guest rooms, an executive office and an elevator. The backyard boasts a vanishing-edge swimming pool with a swim-up bar, spa, sunken outdoor kitchen and a detached Zen casita with pocket doors that hide away.

Native American Tribe Purchases Boarded-Up Las Vegas Strip Motel with Plans to Demolish

LAS VEGAS, NV – A boarded-up, abandoned motel on the famed Las Vegas Strip that has been home to vagrants, feral cats, and vandalism for a number of years has been purchased by a Native American tribe with plans to demolish the structure and subsequently repurpose the property.

According to property records, the Three Affiliated Tribes of the Fort Berthold Indian Reservation in North Dakota – also known as Mandan, Hidatsa and Arikara Nation – purchased the former White Sands Motel site last week for $10.25 million.

The long-time zombie property is located on a narrow 1.1-acre parcel of land adjacent to the former Route 91 Harvest festival site and represents the latest investment on the part of the MHA Nation, which to date has purchased a total of 23 acres along the southern portion of the Strip for a total combined price of $115 million.

The motel building – originally constructed in the 1950s – is currently in a substantial state of disrepair, having been the target of vandalism and squatting by homeless people and cats for years, and according to MHA Nation Chairman Mark Fox, the plan is to completely raze the property and redevelop it.

“It definitely cannot be salvaged,” Fox said, adding that the MHA Nation will “tear it down and clean it up,” a process that he estimates will cost at least $1 million. There is currently no timeline in place for the site’s demolition.

The MHA Nation is still formulating a strategy or their real estate holdings in Las Vegas; Fox noted that they either might be used to develop a casino-resort, or just flipped to new owners for a profit.

“We’re really going to the drawing board,” Fox said.

The White Sands Motel site has been unsuccessfully put on the open market several times over the years for various asking prices. It was initially offered for $25 million in 2016, then for $18 million in 2021, and finally $12 million in spring 2022, with no takers each time.

Roy Horn’s “Jungle Palace” Las Vegas Mansion Sells Quickly for $3 Million

LAS VEGAS, NV – Despite having only just been listed on the market in early March, the Las Vegas-based “Jungle Palace” mansion of late entertainer Roy Horn – of “Siegfried and Roy” fame – has officially and quickly been sold for its impressive asking price of $3 million.

The estate, located at 1639 Valley Drive, was home to Horn – who lived there with the tigers and lions that were part of Siegfried & Roy’s iconic stage performances – until his death at the age of 75 in May 2020 due to complications from COVID-19.

Horn’s partner, Siegfried Fischbacher, lived a few miles away on an 80-acre compound called Little Bavaria, and passed away in 2021 from pancreatic cancer.

Previously, the estate had been targeted for demolition to make way for an apartment complex; however, those plans quickly changed, with the property subsequently being kept intact and listed for sale instead.

The Jungle Palace features a Moroccan-theme with an 8,750 square-foot main house along with three guest houses, three pools and a jacuzzi, six electric gates, two detached studios, a bird sanctuary, and multiple animal enclosures.

All of the houses on the property are stuffed with treasures and memorabilia – including a 5,000-pound silver tiger from India, Persian rugs, and gold candelabras gifted to them by Liberace – collected by Siegfried & Roy over the course of their iconic career as magicians and entertainers, where they were best known for their appearances with white lions and white tigers.

Siegfried & Roy had a residency at Las Vegas’ Mirage Hotel for 13 years but were forced to end their performances after Roy sustained an injury from one of the tigers on stage in 2003

The Jungle Palace was originally constructed in 1954 and later bought by Horn in 1982; following his death, a private firm purchased the estate in 2022 for $1.87 million.

Top 2022 Vegas Luxury Home Purchases Led by $14.5M Mark Wahlberg Bungalow

LAS VEGAS, NV – 2022 continued the trend in Las Vegas of strong sales of luxury homes – a situation that has become common into 2023 with the top spot being held by the purchase of a $14.5 million bungalow by Hollywood A-list actor Mark Wahlberg, along with numerous other sales throughout the year.

Despite rising mortgage rates slowing down homes sales in Southern Nevada overall, the luxury market has shown zero signs of hitting the brakes.

According to Las Vegas-based Home Builders Research, there were 544 closings of new homes worth $1 million or more during 2022, which represents a 26 percent increase over 2021, when 432 homes in that price range were sold. In addition, 313 luxury homes were sold in 2020 and 247 in 2019, illustrating that the market continues to climb as the years go on.

In contrast, the overall new home market in Las Vegas saw closings decrease 1.6 percent over the course of 2022, which reports say was driven by the increased cost of building materials and labor, as well as increased interest rates on home mortgages.

However, experts say that the luxury market in Las Vegas has continued to thrive due to the simple fact that buyers in that category are typically quite affluent, and often purchase them with cash; in cases where they do not, the increased interest on home loans as of late often does not function as a deterrent, due to their wealthy status.

Aside from Wahlberg’s purchase of a $14.5 million bungalow in The Summit Club – the exclusive resort community in Summerlin – some of the top sales of 2022 also include a Sun West Custom Home that sold for $6.02 million in Ascaya, and a residence on Boulderback Drive also in Ascaya that went for $6 million.

Las Vegas Raiders Owner Mark Davis Sells Summit Club Condo for $10.5 Million

LAS VEGAS, NV – The luxury real estate market in Southern Nevada recorded its top transaction in January when Mark Davis, owner of the Las Vegas Raiders NFL team, sold his Summit Club condominium for an impressive $10.5 million.

Davis’ condo was built in 2021 and comes in at 2,662 square feet in size, with two bedrooms and three baths; reports say that he sold the dwelling in order to live full-time in his upcoming $14 million home at 77 Sunset Strip in the Henderson hillsides of Ascaya.

Previously, Davis has purchased a 1.21-acre lot in Summit Club for $8.5 million in 2017, but instead of building a home as was his original intention, he instead sold the lot for $10.5 million in July 2020, stating at the time that he had changed his mind because – part-way through the design process – he realized he would be unable to see the Raiders’ Allegiant Stadium, which was “starting to drive me crazy,” Davis said.

The Ascaya residence is currently under construction by luxury builder Blue Heron on a 6.3-acre plot of land that Davis purchased for $6 million.

Overall, 75 homes in Las Vegas and its surrounding areas worth at least $1 million or more sold in January; this eclipses the 71 sales the luxury market saw in November and 67 in December, but still a far cry from the eye-opening 122 closings in January 2022 and 86 closings in January 2021.

In addition, January saw five sales of properties that were valued at $5 million or more; Davis had originally listed his condo for $13.5 million after having paid $5.3 million for it in March 2021.

Coming in second for January’s luxury sales after Davis’ condo is a home on Flying Cloud Lane in Azure at The Ridges in Summerlin for $8.2 million; the 9,930 square-foot residence features five bedrooms and a five-car garage.

LAS VEGAS, NV – California-based MG Properties announced this week that they have acquired Tribeca North Apartment Homes in the Las Vegas metro region for $81 million.

Tribeca North Apartment Homes, located at 3825 Craig Crossing Drive, is comprised of 312 luxury “low-density” apartment units and boasts numerous resort-style amenities. The individual units offer functional floorplans and parking garage access is available to tenants.

The facility also offers access to employment centers for those looking for an easy commute to work, including over 57 million square feet of industrial buildings in North Las Vegas and the 2.3 million square-foot Helios mixed-use medical campus, which is currently in-development.

The apartment complex is also located just minutes from the famed Las Vegas Strip, which offers a plethora of both employment and entertainment options.

NFL Raiders Expands Las Vegas Footprint, Purchase Three Buildings for $56 Million

LAS VEGAS, NV – Las Vegas Raiders owner Mark Davis recently purchased three industrial buildings – one of which being the unfinished practice facility of the WNBA Las Vegas Aces – for $56 million, increasing the NFL team’s foothold in Southern Nevada even further. 

Davis purchased the three buildings, which are situated next to the Raiders’ Henderson-based headquarters, from Matter Real Estate Group.

The Aces’ 80,000-square-foot training complex is currently new, albeit unfinished, and once construction is expected to be completed in March 2023, and anticipated to include numerous amenities such as a weight room, daycare facility, player lounges, a lecture hall, and more. 

The Aces were originally purchased by Davis from MGM Resorts International in 2021, and in September 2022 the team won the WNBA Finals against the Connecticut Sun

The Raiders have a major real estate footprint in Las Vegas, including 60 acres of land purchased for $77.5 million in 2017 upon which their current home field – Allegiant Stadium – stands, as well as 55 acres of land in Henderson purchased in 2018, where they constructed a 300,000-square-foot practice facility and headquarters complex. 

An additional 20 acres of land adjacent to Allegiant Stadium was also purchased by the Raiders for $44 million that will mainly be used for a parking facility. 

Davis is also in the process of building a 15,000-square-foot home located within a luxury master-planned community in Henderson called Ascaya which will feature a man cave, professional kitchen, bar, steam room, library and 5,500-square-foot garage. The home is costing the Raiders owner $14 million, but currently its overall completion date is still up in the air. 

As for the aforementioned three industrial buildings that make up Davis’ most recent acquisitions, their exact intended use – aside from the Aces’ training facility – has yet to be revealed.

HCA Healthcare Purchases Nearly 57 Acres on Las Vegas Boulevard for Potential New Medical Facility

LAS VEGAS, NV – HCA Healthcare has purchased a nearly 57-acre plot of land along Las Vegas Boulevard from Station Casinos for approximately $62.3 million, fueling speculation that the hospital chain will be opening up a new medical facility along the Las Vegas Strip in the future.

The sale of the property, located at the northwest corner of Las Vegas Boulevard and Cactus Avenue, was closed in late December 2022, property records show.

Antonio Castelan, Communications Manager and Spokesman for HCA Healthcare, confirmed that the purchase of the property from Station Casinos had taken place but stated there are currently no concrete plans for the property that they can reveal as of press time.

“We buy land from time to time for potential use in the future,” he said. “No specific plans have been made on the use of the land.”

HCA Healthcare is an operator of health care facilities and founded back in 1968. It is based in Nashville, Tennessee, and as of May 2020, owns and operates 186 hospitals and approximately 2,000 sites of care, including surgery centers, freestanding emergency rooms, urgent care centers and physician clinics in 21 states and the United Kingdom.

As of 2021, HCA Healthcare is ranked #62 on the Fortune 500 rankings of the largest United States corporations by total revenue.

Station Casinos have been involved in a series of real estate moves recently; approximately one month before closing on the deal with HCA Healthcare, their parent company, Red Rock Resorts, announced that Texas Station, Fiesta Rancho and Fiesta Henderson – three of the firm’s Vegas-area resorts, all shuttered since the start of the COVID-19 pandemic – are scheduled for demolition, with the land then to be sold to the highest bidders.
