Eldorado Community
Eldorado is a master planned community located to the far north of Las Vegas that offers modestly priced homes in a family setting with parks and schools within the development. Part of the city has an area known as the “Golden Triangle” – a 145-square-mile area popular for off-roading, camping, and hiking. This area is also great for first time home buyers and large families who need a lot of home for the money.
Constructed by Pardee Homes, Eldorado launched in 1989-1990 on land sold by the Bureau of Land Management, and features just under 5,000 single-family homes on the 1,080-acre site. Eldorado is considered by many experts to be the initial catalyst for development in the previously-untouched North Las Vegas, which until then had languished due to the lack of the 215 Beltway at the time. With the completion of Eldorado and the successful sale early-on of many of its homes, the community is credited for essentially “kick-starting” North Vegas, attracting businesses and the development of other housing projects.
The current median listing price of an average single-family home in Eldorado is $424,000. Home prices tend to be $30,000 to $40,000 cheaper on average than other subdivisions in the valley, and compared with Summerlin could be up to $100,000 cheaper.
Pardee offers homes in Eldorado with a range in size between 1,300 square feet to more than 4,000 square feet, with many homes featuring construction consisting of stucco with red barrel tile roofs and Spanish and Mediterranean themes. The development primarily attracts families and working professionals.
Eldorado features many nearby recreational opportunities, including Seastrand Community Park, Eldorado Park and Aliante’s Nature Discovery Park and Aviary Park. Established schools, retail, dining and services are nearby, including the Aliante library. Eldorado is situated 25 miles from the Las Vegas Strip and McCarran International Airport.
The Las Vegas Motor Speedway is only 15 minutes away and offers racing fans a wide variety of events throughout the year. Skiing and snowboarding can be found at Lee Canyon on Mount Charleston, just 30 minutes from the Eldorado community. Nearby Floyd Lamb State Park provides both fishing and hiking all through the year. Eldorado residents also enjoy a wide variety of golf courses conveniently located within 10-20 minutes as well.
Schools in Eldorado are part of the Clark County School District, one of the largest districts in the entire country, and the schools servicing the Eldorado community and its children are considered among the best in the Clark County School system.
After years of development at Eldorado, Pardee announced that they are wrapping up work on the community and have recently begun construction on the neighboring community of Tule Springs, which is to the north and adjacent to Eldorado.
