Report: Las Vegas Now Ranks Number 2 in U.S. Among Cities with Fastest-Rising Rents

LAS VEGAS, NV – With inflation still hurting most Americans in the wallet and prices in the housing market skyrocketing nationwide, a new report indicates that among the major metro cities where costs are increasing the most, Las Vegas is now currently ranked number two in terms of rising rents, leading to concerns over affordability despite signs that the market may be starting to stabilize.

Among the 15 major metros covered in the report where rents are rising the fastest, residents of the Las Vegas-Henderson-Paradise area are experiencing one of the highest percentage rent increases from pre-pandemic 2019 to 2022, as per a study released by San Francisco-based rental software firm Stessa Inc.

Southern Nevada is ranked number 2 in terms of rent increases, with the median rent in 2022 currently $1,485, which represents a jump of 24.8 percent when compared to the median rent in 2019, which was $1,190.

The Las Vegas region comes in closely behind the Sacramento-Roseville-Folsom, California metro area, which took the number 1 spot with its 2022 median rent increasing 25.3 percent to $1,830, compared to $1,461 in 2019.

The main factors driving the rent increases in Southern Nevada include limited inventory, coupled with a rapidly-recovering post-pandemic economy that has driven fierce competition among prospective tenants, leading to many – especially those with a degree of affluence – paying for rentals well above the initial asking price, according to the Stessa report.

With rising real estate prices, 70 percent of the growth of the rental market since 2009 has come from higher-income earners who might otherwise have bought a home,” they said. “And as more high earners enter or stay in the rental market, builders and developers are incentivized to provide more luxury units, which means less new stock to meet the needs of low and middle-income earners.”

Nationally, median rents rose 12.5 percent in 2022 to $1,445, up from $1,284 in 2019.

Number of March $1 Million-Plus Luxury Homes Sales in Las Vegas Sets All-Time Record

LAS VEGAS, NV – With the luxury home market in Las Vegas going strong and showing no signs of slowing down as affluent residents from neighboring states continue to transplant themselves into the region, the number of $1 million and higher homes sales in Southern Nevada in the month of March has set an all-time record.

According to reports, there were an incredible 196 homes in Las Vegas with an asking price of $1 million and higher sold in March, with the priciest being a residence in Summerlin that sold for $11.4 million and featured a $35,000 tub in its master bedroom.

The buyer of the expensive Summerlin home – located at 44 Hawk Ridge Drive, – has chosen to remain anonymous, driving a great deal of speculation about their identity. Construction of the residence commenced in 2018 and lasted until 2021, at which time it was listed on the market for $11.9 million, eventually closing for $11.4 million according to property records from Clark County.

The two-story home features an eight-car air-conditioned garage, swimming pool and the aforementioned $35,000 tub in the master bedroom. The home measures 10,609 square feet with four bedrooms and five-and-half baths.

No buyer’s agent was used, and the mysterious buyer utilized an out-of-state attorney for the transaction.

The home was previously owned by former Red Rock Resorts president Richard Haskins, who had passed away after a July 4, 2020 water accident in Michigan; Mike and Linda Huhn then bought the residence, which was still approximately 75 percent into its construction, and sank an additional $2 million into its completion before listing it.

At one point there was speculation that the buyer of the property was then-NFL Green Bay Packers wide receiver Davante Adams, who was said to be buying a home in Summerlin after being traded to the Las Vegas Raiders. However, in a local interview, Mike Huhn said that he was unaware of who had purchased his home, and could only say that the attorney representing them was located in New York.

It would be pretty cool if [Adams] did buy it,” Huhn said. “Whoever moved in, moved in a week after we left. We’re still curious and, hopefully, we’ll find out sooner than later.”

Nearly One-Third of All Southern Nevada Home Sales Paid for in Cash, March Report Shows

LAS VEGAS, NV – A growing number of homebuyers in the Southern Nevada region are paying for their purchases in cold, hard cash as opposed to taking out mortgages, a recent report says, which could be fueled by several factors, including investment and the arrival of affluent transplants from neighboring states.

The Las Vegas Realtors group report released last Wednesday indicates that 32 percent of all property transactions that took place during March 2022 – which includes existing homes, condominiums and townhomes – were paid for in full with cash, which is an increase of 8 percent over the same period of time one year prior.

Experts say there are numerous factors that could be contributing to the increase in cash real estate purchases in Southern Nevada as of late, such as an increase in investors sinking their money into the market. In addition, there has been an influx of new, wealthy residents to the region from neighboring markets such as California, where homes overall are far pricier; after selling of their old homes, these new transplants to Nevada are flush with cash and ready to take advantage of the comparatively lower home prices.

The median price for an exiting home in Las Vegas in March was $460,000 – yet another record amount – and the median price for a condominium or townhome was $270,000; compare that amount to the median home price in Los Angeles, which came in at an astonishing $935,640. With those numbers in mind, it’s no wonder that California homeowners are cashing out and fleeing for neighboring states such as Nevada with a lower cost of living.

However, this bump in cash sales, while significant, is nonetheless still less then Vegas’ peak rate which in 2013 following the recession, where the number of cash-based transactions hit a whopping 60 percent.

Groundbreaking Ceremony Planned for Development of New Las Vegas Senior Housing Facility in Summer of 2022

LAS VEGAS, NV – In an attempt to address the ongoing need for affordable housing options for Las Vegas’ senior population, two developers based out of Denver, Colorado are finalizing plans to develop a new senior-living facility in Southern Nevada, with the groundbreaking planned for the very near future.

MorningStar Senior Living and Confluent Senior are planning on developing a new project located near the intersection of Alta Drive and Hualapai Way – dubbed MorningStar at The Canyons – which will be comprised of a new 196,000 square-foot building with 168 apartment units spread out over four stories.

The units will be broken up into 95 independent-living units, with an additional 49 assisted-living units and 24 memory-care units reserved for seniors that require additional assistance in their day-to-day lives, reports say.

Assisted Living units feature around-the-clock support from on-site Care Managers with the activities of daily living, according to the developer’s website; memory care units are for seniors that are experiencing memory loss and other cognitive functions.

The project will be constructed upon a site approximately 3.7 acres in size that the developers purchased in February for over $7.4 million, with the groundbreaking ceremony slated to take place in the summer of 2022.

According to the developer’s website, the grand opening for the facility is expected to be held in the second quarter of 2024.

MorningStar at The Canyons will offer numerous attractive amenities for its senior tenants, including an outdoor bar, pool and hot tub, in addition to a movie theater, a gym, indoor and outdoor dining venues, and a clubroom terrace with views of the famed Las Vegas Strip.

This project marks the first collaboration between MorningStar Senior Living and Confluent Senior on a development project in the state of Nevada, reports say.

Canada-Based Developer Breaks Ground on 261,751 Square-Foot Las Vegas Pioneer Business Center

LAS VEGAS, NV – Recently, a Canadian real estate developer preformed a ceremonial groundbreaking on an upcoming Las Vegas-based warehouse project that, upon completion, will come in at over 250,000 square feet in size.

Ryan Beedie, who regularly travels to and spends time in Vegas – estimates that he’s been to the city as many as 200 times and counting – which influenced his decision to develop his very first-ever U.S. based project there, he said.

Last Monday, Beedie broke ground on the upcoming Pioneer Business Center, a two-building warehouse complex in the southwest valley that, upon completion which is expected by the end of 2022, will offer 261,751 square-feet of space.

Despite this being his very first construction project in Vegas, Beedie is no stranger to the local real estate marketplace, already boasting the ownership of industrial buildings and condominium towers in the northern region of the city.

Once Pioneer Business Center is completed and ready to open for business, Beedie notes he plans on selling the warehouse’s 26 units to individual buyers, as opposed to the more common practice of leasing them to tenants or selling the complex to a new landlord.

Beedie referred to this plan as his “niche in the market,” stating that it should appeal to companies put off by steadily rising rental rates in Southern Nevada; the developer has already lined up buyers for six units and counting, he said.

What should prove to be especially appealing about Beedie’s plan to sell space instead of renting it out is that for-sale warehouse space normally targets companies seeking in excess of 50,000 square feet. In contrast, Beedie will be offering smaller spaces for sale, which should interest smaller companies that don’t require the extra space; units in Pioneer Business Center, just north of Sunset Road between Tenaya Way and Buffalo Drive, will range in size from 7,791 to 13,186 square feet.

Las Vegas Home Prices Currently Rising at Levels Outpacing U.S. Average, New Report Says

LAS VEGAS, NV – According to the S&P CoreLogic Case-Shiller index recently released by S&P Dow Jones Indices, home prices in the Las Vegas real estate marketplace are rising at levels that are currently outpacing the United States average, and this is not the first instance of this occurring, experts say.

The prices of homes in Southern Nevada, from November 2020 to November 2021, increased 25.7 percent, compared to a 18.8 percent year-over-year increase for the country as a whole during the same period of time, the report revealed, which examined 20 major metro areas, all of which recorded annual price increases in the double-digits.

The highest increase of the 20 metro areas looked at in the report, however, was Phoenix, Arizona, which saw home prices leap up 32.2 percent from November 2020 to November 2021.

The report also bestowed another impressive distinction upon Las Vegas – the fact that the city has had home prices rising faster than the national average for six consecutive months in a row, and that trend is expected to continue until home inventory in the region increases due to ramped-up development efforts.

The report solidifies the fact that intense demand for homes in Las Vegas – driven by an influx of new residents seeking lower taxes and cheap mortgage rates that increased buying power – has resulted in a series of record-breaking home prices, seemingly month-to-month. While the degree to which Vegas’ real estate market has recovered from the mid-2000’s recession is indeed impressive, experts say that home prices are now sparking affordability concerns, especially among first-time buyers.

The December price of previously owned single-family homes in Vegas was a record-breaking $425,000, which represents a 23.2 percent year-over-year jump.

However, the findings of report also indicate that the prices of homes across the U.S. have uniformly been increasing at a “very high” rate overall, but have shown signs of slowing in the past few months; prices are expected to slow further as interest rates for home loans continue to increase.

Jade, Las Vegas-Based 287-Unit Luxury Apartment Complex, Sells for Almost $125 Million

LAS VEGAS, NV – Jade, a new 287-unit luxury apartment complex located near the Rio in the Las Vegas Valley, has recently sold for an incredible price, once again highlighting the strong desire that landlords and property management firms are expressing for rental units in Southern Nevada.

Ideal Capital Group, a real estate firm based out of Clovis, California, reported that they have acquired Jade for $124.5 million from developer Jonathan Fore last month; the sale price represents approximately $433,798 per unit, which experts say is much, much higher than average for an apartment complex in the Las Vegas Valley.

Jade, the newly-constructed property, is situated near the famed Las Vegas Strip, and that fact – in addition to a lack of other recent apartment construction nearby and a regular influx of new residents into the city – is why Ideal Capital chose to make the purchase, according to President and CEO Austin Herzog.

“We just believe in Vegas long-term,” he said, noting that his firm intends to hold onto the property – their first purchase in the region – for an extended period of time.

Located at 3150 West Twain Avenue near Dean Martin Drive, Jade boasts numerous high-end amenities for tenants, including smart-home panels that are compatible Amazon’s “Alexa” digital assistant service, a sky lounge, package “concierge” lockers, electric vehicle charging stations, and more.

As Las Vegas Luxury Home Sales Skyrocket, Experts Still Expect New Wave Of Residents Fleeing California

LAS VEGAS, NV – Last year, no segment of Las Vegas’ real estate market exploded quite like the luxury market, and experts are anticipating even greater heights in 2022. In 2021, the market skyrocketed, with an increase in the number of sales of many expensive properties – including those costing millions – being driven by residents of neighboring states transplanting themselves to Southern Nevada during the era of COVID-19.

Records indicate that 1,686 sales of homes costing at least $1 million or more were made throughout 2021, as compared to 825 in 2020 and 596 in 2019. And that just covers homes sold via the Las Vegas Realtors association’s Multiple Listing Service; any off-markets sales wouldn’t be covered in those totals, which could be significantly higher in reality.

With such high sales, experts have speculated that the trend will continue into 2022, even though developers have been struggling to build enough high-end luxury homes in order to keep up with the vast demand.

When it comes to percentages, the biggest increases in sales were in the $4 million-plus market; 101 single-family homes in this category were sold in 2021, compared to 51 in 2020 and 20 in 2019.

Luxury homes in the Southern Nevada region have attracted numerous buyers since Las Vegas re-opened after its government-imposed shutdown due to COVID-19. Vegas saw many transplanted residents from neighboring states –with homes at all price points being snapped up – but the largest demand of all was directed at luxury residences.

The momentum in the luxury market is expected to continue into 2022, considering the fact that glut of sales in that category – 223, to be exact – took place right at the very end of 2021. Real estate experts are bullish on 2022 due to several pending pieces of legislation in California aimed at increasing the state’s already insufferably high taxes even higher;  given the fact that these bills are due to go into effect in the very near future, a new wave of transplants into Las Vegas are expected shortly.

This impending influx of wealthy new residents already has some luxury homeowners in Southern Nevada gearing up to sell their homes, and experts are expecting the low inventory to potentially fetch some extraordinary prices, possibly even eclipsing 2021’s all-time record luxury sale amount of $25 million, which was paid for a residence in MacDonald Highlands in Henderson.

Experts say there are properties out there that can possibly command higher prices in 2022, especially considering that pricing and price-per-square-foot has continued to break records consistently in the region.

“Unique Opportunity” As Development Expected Near Allegiant Stadium Amid Super Bowl 2024 Announcement

LAS VEGAS, NV – Amid the announcement that Allegiant Stadium – home of the newly-transplanted NFL Las Vegas Raiders football team – would be hosting the Super Bowl in 2024, expectations of business and residential development and growth in the surrounding area to take advantage of the expected influx of visitors to the region has hit an all-time high.

“The Raiders and Allegiant Stadium gave [my buyer] an opportunity for him to move his business elsewhere and take advantage of the situation,” Fabrizio said. “I think you will see some transition, that is a really tight timeline. This is a ‘make it happen’ kind of town if you have a dream in the morning you can make it happen in the evening, that is the Las Vegas way.”

According to County Commissioner Michael Naft, the area round Allegiant Stadium had been originally approved to be a more pedestrian-friendly area with restaurants and entertainment venues; however, with the recent announcement of the 2024 Super Bowl coming to Vegas, those plans may be fast-tracked in order to bring them to fruition as soon as possible.

Naft said that he expects more businesses to re-locate to the area round Allegiant Stadium as the 2024 Super Bowl comes closer and closer to kick-off time.

“We continue to work with business owners in the area who want to go through a transition, some of it is going to happen naturally, some of it is going to happen with us encouraging it to happen,” he said. “10 years ago that was largely a warehouse district, as more and more events take place like the Super Bowl, the makeup of the surrounding areas is going to change over time.”

200-Unit Las Vegas Multifamily Property Purchased by Bascom Group for Over $40 Million

LAS VEGAS, NV – The Bascom Group – a significant player as of late in the Southern Nevada real estate scene – has announced the purchase of Sun Chase, a 200-unit multifamily property in Las Vegas for over $40 million.

Scott McClave, Bascom’s Senior Principal of Acquisitions, noted that the purchase was driven by the city’s continued population and employment growth and the subsequent – and continuing – high demand for apartment rental options.

“Sun Chase is a highly desirable asset as it was previously owner-managed with a focus on maintaining occupancy,” he said. “This acquisition offers tremendous opportunity to optimize property operations through institutional property management and a focused renovation program. Macro factors such as population growth, employment growth and diversification, and an ongoing housing supply/demand imbalance continue to a foster a highly favorable rental market.”

Bascom purchased Sun Chase for $40,500,000, which translates to $202,000 per unit; the firm stated that Apartment Management Consultants would be providing property management services for their tenants.

Originally built in 1984, Sun Chase is described as a “low density” apartment community, consisting of one and two-bedroom units with many of its floorplans including private patios or balconies. In addition, the complex includes many amenities for residents, including a fitness center, resident clubhouse, pool / BBQ area, and a putting green.

Upon their purchase of the community, Bascom announced that they would be sinking a significant sum of money into the property in an attempt to “modernize” it; renovations to the fitness center, clubhouse, and pool areas are planned, and the putting green is slated to be repurposed into a landscaped park area for residents that will feature a shaded play structure, BBQ station, and seating areas.

Sun Chase is located in the vicinity of multiple attractions in the Las Vegas valley, including the world-famous Las Vegas Strip, the Hughes Center, and the newly-built Allegiant Stadium, home of the NFL Las Vegas Raiders.

Prices of Short Term Rentals In Las Vegas Continue to Climb, Spelling Big Profits for Hosts

LAS VEGAS, NV – As the pandemic winds down and more travel restrictions are removed, more people are looking to catch up on the vacationing that they were forced to do without when the pandemic was at its worst. And, in Las Vegas, according to Fox News, short-term rental hosts are taking in bigger profits than ever before as tourists seem to be willing to pay nearly any price to get away for a few days.

Travis Schurr, an Airbnb “superhost” – which Airbnb’s website describes “as experienced hosts who provide a shining example for other hosts, and extraordinary experiences for their guests” – currently runs nine rental homes in Henderson.

Because of his superhost status, Schurr is able to access software programs that synch up with current rates that hotels in the region are charging, allowing him to change his pricing of his short-term rentals dynamically on a day-to-day basis in order to remain competitive. And so far in 2021, the profits he’s enjoyed month-to-month have only gotten higher and higher due to the incredible demand.

January we did $30,000 and then we did more the following month and then we did more the following month,” he said. “We didn’t see a slowdown from January until August we dipped and then September we outdid August, and then October we outdid September.”

October was a huge milestone for Schurr, with the superhost earning over $150,000 from his Henderson rentals, which range from a two-bedroom condominium to a half-acre of land with a four-bedroom house.

Prices can really go up if a major local event is taking place, Schurr notes; for example, when the Las Vegas Raiders NFL team played their first-ever home game at Allegiant Stadium, he was able to change sports fans as much as $1,300 per night – often for several nights in a row – to stay at his properties.

With holiday travel expected to pick up in November, Schurr said that he is expecting this month’s profits to continue their upward trajectory.
