Villages at Tule Springs in North Las Vegas
The Villages at Tule Springs is a master-planned community located in North Las Vegas, located off the 215 Beltway. The 1,280-acre community is named for the nearby Tule Springs Fossil Beds National Monument, a 22,650-acre United States National Monument established in 2014 and administered by the National Park Service to protect Ice Age paleontological discoveries.
The official groundbreaking for The Villages at Tule Springs was held in 2017, with construction beginning in 2018. Work is still ongoing to this day with new homes still being developed, and upon completion, it will be the largest master-planned community in North Las Vegas with an anticipated 8,683 residences; 2,000 of those will be designated for active adults aged 55 and higher.
The Villages at Tule Springs is comprised of seven neighborhoods, with three separate developers handling construction duties: KB Homes, Lennar, and Tri Pointe Homes. The median price of a single-family home in the community is currently $540,000.
According to the community’s HOA page, The Villages at Tule Springs is an eco-friendly development that takes the inspiration for its design and cutting-edge amenities from the nearby Tule Springs Fossil Beds National Monument, where residents can enjoy a variety of hiking and walking trails while taking in the natural beauty of the area.
“The community aims to honor the legacy of the Tule Springs Fossil Beds National Monument by integrating its natural beauty and historical significance into its design,” the HOA page reads. “Developers are dedicated to creating a sustainable, eco-friendly neighborhood that celebrates the region’s unique heritage while offering modern amenities. Located near the monument, this community allows residents to marvel at and learn from the natural wonders around them. By integrating the monument into the community’s layout, we highlight the area’s rich history and foster environmental stewardship among residents.”
Among the amenities on offer to Tule Springs residents are a number of public parks – including Spirit Park, touted as “the heart of our community” – for picnics, sports, and outdoor activities of all sorts, as well as dog parks. In addition, there are playgrounds, versatile multi-purpose fields, tennis, pickleball, and basketball courts and an extensive walking trail.
Nearby shopping consists of the Deer Springs Town Center, which offers a number of national retailers such as Target, Burlington, Staples, Michaels, The Home Depot, and Kohl’s, as well as multiple restaurants and fast-food eateries. The Aliante Market Mall is also adjacent, with Smiths Grocery Store, several banking options, and plenty of restaurants. Also in the area is a Costco Wholesale shopping center and Gilcrease Orchard, which offers a farmer’s market on Tuesdays, Thursdays, and Saturdays.
The educational needs of the Tule Springs community are served by the Clark County School District; schools include Vincent L. Triggs, Howard E. Heckethorn, and Thomas O’Roarke Elementary Schools; Anthony Saville Middle School; Anthony Saville Middle School; and Legacy and Arbor View High Schools.
